Masterplan for Regenerative Development on the Coast of Ceará

Regenerative Development on the West Coast of Ceará

Based on diagnostics involving various disciplines, it was possible to identify the peculiar natural characteristics of the territory to provide support for its tourism and real estate development, based on intentions of respect and appreciation for its vocation. The geoenvironmental zoning, for example, identified the plateau as the predominant unit, in addition to the fluvial-marine plain and preservation areas, the fixed dunes and eolianites (crust) and the active deflation surface, which corresponds to areas of sediment movement.

1) Access and tourist resources; 2) Topography and potentials; 3) Zoning; 4) Restrictions.

The characterization of the territory was fundamental for proposing solutions that engage with and enhance the place, especially regarding its natural, geomorphological, and climatic characteristics, as well as its sociocultural and historical aspects, in order to achieve the regeneration and vitality of the system. At the same time, the need to propose authentic experiences of immersion in the territory and personal transformation became clear, with the aim of providing experiences and new perspectives on healthier, more affectionate, collaborative, and fair ways of relating to the environment and people.

The project seeks to build a legacy that contributes to local transformation and development through conscious and responsible practices that strengthen the vocation of the place and the application of concepts and practices of Regenerative Development.

If development is the use of resources to enhance the quality of life of a society (Gabel, 2005), regenerative practices are positioned as the next step in sustainable development, applying resources to enhance the quality of life and establish capacities for regeneration and maintenance of the conditions necessary for the evolution of living systems, whether human or non-human.

1) Implementation; 2) Uses.

Therefore, human actions in the territory can and should produce more energy and resources than they consume, in order to become catalysts for the health and development of the places where they will be applied. This creates the potential for them to become a legacy for the vitality of the territory.

The spatial organization of the territory, based on the multidisciplinary diagnostics carried out, starts with the definition of the matrix of uses and their distribution in the territory, resulting in the proposal of Tourism Centers: Reception, Beach, Tapuio, Lagoon, Forest, Housing, and Hospitality. Thus, it becomes possible to propose circuits and visitation routes, in order to map out the visitors’ experiences and make them interact with each specific feature of the territory.

1) Environmental Belt; 2) Experiences; 3) Natural Windows; 4) Agroforestry Integration; 5) Masterplan

The project is developed based on four main intentions: Environmental Belt, Experiences, Natural Windows, and Agroforestry Integration. These intentions aim to activate the territory in a respectful and conscious manner so that the tourism and real estate development of the area can promote immersion in natural landscapes and provide experiences of connection and regeneration of the territory, learning, and transformation, in a refuge fully integrated with nature.

Environmental Belt and Experiences:

The edges of the land gather the areas of highest sensitivity and environmental richness, which include areas of Permanent Preservation (APP) along the Tapuio and dos Remédios Rivers, as well as lagoons, watercourses, and dunes that enrich the landscapes of Barra dos Remédios, and the Legal Reserve. Due to the great diversity of landscapes and biodiversity present in the territory, these areas have the potential to offer diverse tourist experiences connected to the specificities of the territory.

Natural Windows and Agroforestry Integration:

The occupiable areas in the center of the land correspond to the Hospitality, Housing, and Accommodation Centers. These are surrounded by the Environmental Belt and face the main challenge of connecting with the edges and their landscapes, biodiversity, and natural attractions. Thus, the System of Open Spaces acts as a structuring element in spatial organization through connection axes of the occupiable areas with the Environmental Belt, known as Natural Windows.

Thus, the Natural Windows organize the open spaces and emphasize nature as the main element of the place. Recognizing its environmental sensitivity, it is intended to occupy it with diverse typologies, in dialogue with the environment in which they will be integrated, using lightweight, natural materials that are easy to apply, consolidating the experience of immersion in the territory.

In the northern/northwestern portion of the land, spatial organization is carried out through the main road axis, the Reception Center, three Hospitality Centers—one associated with the old farm headquarters, another associated with the Lagoon Center, and the last associated with the Beach Center—and connections with the Forest, Tapuio, and Beach Centers.

The occupation in the central portion of the land, in turn, consolidates the Housing Core. Its spatial organization is structured through the Natural Windows that connect it with the Lagoon, Tapuio, and Forest Centers. Each of them brings uses and occupancy characteristics associated with the implementation of agroforestry orchards (SAF), sports activities, and leisure and recreational activities.
